Dallas new construction community guides — Prosper, Celina, Frisco and McKinney, TX

I'm Tommy Wooten, a Dallas native and new construction specialist with eXp Realty. I live in Prosper ISD and tour these communities in person. Every guide below is written for buyers, not builders: real tax rates, HOA dues, school attendance, commute times up the Dallas North Tollway and US-75, and the trade-offs the model home host isn't going to lead with. No listing search, no email wall.

Which Dallas community guide should you read first?

Start with the community closest to where you'll work. Collin and Denton county buyers commuting to Legacy West, The Star in Frisco or downtown Dallas usually shortlist two or three of these before ever booking a tour.

Common questions about buying new in Dallas

Which Dallas suburbs have the most new construction right now?

Most of it is north of the George Bush Turnpike, along the Dallas North Tollway and US-75 through Frisco, Prosper, Celina, McKinney, Anna and Aubrey in Collin and Denton counties. That's where the master plans, the builder incentives and the new school campuses are.

Do I need my own agent in a model home?

Yes. The person at the sales desk works for the builder. Register me on your first visit — before you tour — and you keep independent representation at no change to the price of the home. Here's the full playbook.

How do MUD, PID and MMD taxes change my payment?

In several of these communities the total tax rate runs well above the base county and school rate because of a district that financed the roads and utilities. Run the numbers before you fall in love with a floor plan — use the Dallas cost calculator and read the tax section in each community guide.

Not sure which one fits?

Tell me where you work, how old your kids are and how you like to spend your weekends, and I'll send you a shortlist.
