The honest answer
Yes — if you are going to actually live the lifestyle. That is the whole test, and I don’t have a more clever version of it.
Windsong is built around a roughly five-acre Crystal Lagoon, a serious trail system, fitness and sports facilities, and a full-time lifestyle team whose entire job is putting things on the calendar. Families who use that get extraordinary value out of $210 a month. Their kids ride bikes to the lagoon in the summer, they know their neighbors because they met them at a community event, and the amenity is functionally an extension of their backyard.
If that is not your household, be honest with yourself. If your weekends are club sports two counties over, or you travel constantly, or you would genuinely rather have a bigger lot and a quieter street, you will be paying a premium — in dues and in resale price — for something you drive past. West Prosper has excellent communities in the same schools with lower HOA and less lifestyle overhead. I will happily show you those instead, and I say that knowing it makes for a worse sales pitch.
The other thing I tell buyers: Windsong is largely delivered. The lagoon exists. The trails exist. The schools are open. You are not buying a rendering and hoping. That matters for both risk and price — you pay for the certainty, but you get the certainty.
The worst thing about living in Windsong Ranch? Prosper has pretty poor dining-out choices — though it is getting better. No one really expected a Cracker Barrel and an Outback Steakhouse in a town with an average price point over $750K. If walkable restaurants and nightlife matter to you, plan on driving to Frisco or Legacy West for a real night out.
School zoning truth
The confusion is understandable. Here is the plain-English version of what is actually happening.
The dispute centers on a roughly 220-acre pocket of land inside the town of Prosper but legally zoned under Denton ISD boundaries. That pocket contains about 349 homes. Students who live there attend Prosper ISD schools through a long-standing contract between the districts. Their parents, however, pay property taxes to Denton ISD.
That creates a “taxation without representation” situation for the adults in that pocket:
In December 2025 the two school boards split on a resident-led petition to detach the neighborhood from Denton ISD and annex it into Prosper ISD. Denton ISD voted unanimously against the petition to protect roughly $6.5 million in annual tax revenue. Prosper ISD voted in favor of the annexation. Because the districts disagreed, the decision was appealed to the Texas Education Agency (TEA) and Commissioner Mike Morath. The neighborhood's status now rests entirely on the state's final administrative and legal rulings. If approved, voting rights for adults in that 220-acre section would immediately shift to Prosper ISD.

What this means for you as a buyer: every Windsong Ranch student I am aware of attends Prosper ISD schools. But if your lot is in that contested pocket, you deserve to know the boundary, tax and voting situation before you sign, not after. I pull the exact attendance zone and district boundary for any lot you are considering.

Bryant Elementary and Moseley Middle generally serve North Windsong Ranch; Windsong Ranch Elementary and Rushing Middle serve much of the rest. Everybody shopping this community needs those confirmed for their specific lot before they get too deep. Two homes on opposite ends of the same community can land in different feeders, and a builder’s brochure is not an authoritative source. The monthly math
Single-family homes
$210 / month
Billed quarterly at $630. Covers maintenance of all standard common areas, access to the amenity package — including the roughly five-acre Crystal Lagoon, fitness centers and sports courts — and the community programming run by a full-time lifestyle team.
Villas & townhomes
$534 / month
The same $210 base assessment plus a $324 neighborhood assessment. That extra amount buys genuine maintenance-free living: individual home exterior maintenance, roof insurance, localized landscaping and common irrigation systems, on top of every master amenity.
Read those two numbers next to each other before you decide which product you want. Buyers frequently compare a villa’s $534 against a single-family $210 and conclude the villa is overpriced — but the villa number is absorbing costs a single-family owner still pays out of pocket, just invisibly, in paint, roofs and lawn care.

Commute reality
Commute times from Windsong Ranch in Prosper vary significantly depending on traffic, particularly during rush hour along the Dallas North Tollway (DNT) and US-380. If you are relocating from Dallas, Plano or out-of-state and have not driven these corridors at 7:45 a.m., the peak numbers matter more than the standard estimates.

US-380 bottlenecks. Accessing the major tollways requires navigating US-380, which experiences heavy traffic and construction delays during morning and evening peaks.
Toll infrastructure. The fastest routes to Dallas and surrounding employment hubs heavily utilize DNT and the Sam Rayburn Tollway. Commuting without an active TollTag will add both time and significant cost.
Alternative routes. Many residents use side corridors like Preston Road, Teel Parkway or FM 423 to bypass heavy freeway backups during severe peak windows.

Cross-shopping
Star Trail. The most common head-to-head. Same district, same general Prosper address, a different amenity philosophy and usually lower lifestyle overhead. If you love Prosper but shrug at the lagoon, this is the comparison to take seriously.
Mosaic, Ramble in Celina, Painted Tree and Trinity Falls. These are the value plays. You often get more house, a lower all-in monthly number and newer everything — but you trade Prosper ISD, you accept a longer build-out horizon, and in some cases you pick up MUD or PID costs Windsong buyers don’t carry. That’s a legitimate trade for the right family. It’s a bad trade if the schools were the reason you were moving in the first place.

Questions buyers actually ask
It is worth it if your family will actually use it. The Crystal Lagoon and the full-time lifestyle programming are the reason most buyers pay the Windsong premium. If your weekends are spent elsewhere, other West Prosper communities offer similar homes with lower dues and less lifestyle overhead.
Single-family homes pay a $210 per month base assessment, billed quarterly at $630. Windsong Ranch students attend Prosper ISD: Windsong Ranch Elementary or Bryant Elementary, Rushing Middle School or Moseley Middle School, and Richland High School. Bryant and Moseley generally serve North Windsong Ranch. Assignments are address-specific and change with growth, so have me pull the zoning for your exact lot before you get deep into a build.
Every Windsong Ranch student I am aware of attends Prosper ISD schools. It is a programmed community. There are events, the lagoon draws crowds in season, and the amenity areas are genuinely used. For a lot of families that is the whole point. If you want quiet and privacy, visit on a Saturday afternoon in June before you decide.
Star Trail is the closest Prosper comparison for buyers who want the schools and the address without lagoon-level amenities. Mosaic, Ramble, Painted Tree and Trinity Falls trade Prosper ISD for newer inventory and, in some cases, lower all-in monthly cost. The right answer depends on how much of the amenity you will actually consume.
Less than you would in a brand-new community. The lagoon, trails, schools and much of the housing stock are built and running, so you are largely buying delivered amenities rather than a promise. Remaining phases, builder inventory and nearby land are still changing, so verify what can still be built near your lot.
