The short version
Fields is not a subdivision. It is more than 2,500 acres in north Frisco planned over roughly two decades, anchored by PGA Frisco and the Omni resort, with residential neighborhoods, a mixed-use district, parks and trail corridors layered in over time. Very few developments in North Texas are being built at this scale with this kind of anchor attached.
What makes it unusual for buyers is the range. Most master plans target one buyer. Fields runs from attached and small-lot homes in the $400,000s all the way up to custom estates in the guard-gated Preserve at $2 million to $6 million-plus. You can buy your first Frisco home and your last one inside the same development.
The trade-off is timing. A 20-year plan means early buyers live next to construction, drive around closed roads, and wait on amenities that look finished in the rendering. That is not a reason to stay out — it is a reason to be deliberate about which neighborhood and which phase you buy in.

Depending on the exact parcel, Fields falls into attendance areas served by Prosper ISD and Frisco ISD, and new campuses are planned as the development fills in. In a corridor growing this fast, boundaries get redrawn — sometimes after you sign. Confirm the campus for a specific address directly with the district before you contract, and ask the builder in writing what they know about planned school sites on or next to the property.

Honest read
Buy early if you want a choice of homesites, want to be in before the mixed-use core opens, and can live with the noise and dirt of an active build-out. Early pricing in a long master plan has historically been the friendliest pricing in it.
Wait if amenities are the reason you are buying. If the retail, the parks and the finished streets are what sell you on Fields, buying into a phase that will not look like the rendering for years is how buyers end up disappointed.
